To Sell Or Not To Sell

I could do with a lil bit of advice about this.

One of my websites has been up for around 8 months, it's not just an affiliate site and there is a fair bit of content on there. It's in a pretty good market where there are a lot of unexplored avenues for revenue. Thing is it's not making that much money right now, mainly because I don't have a big marketing budget and to be honest, I'm completely bored with it and can't be arsed anymore!! It sounds bad but once you've got to the point where you're not interested in a site it's hard to work productively on it.

Anyway, I'm considering selling it, I've got loads of other ideas to work on that I'm much more interested in pursuing. I'm wondering if a website can still be valuable even if it isn't currently making that much money?

It's a PR4 and gets around 40-50 uniques a day, but they are highly targetted. Is it worth trying to sell or should I stick with it?

To be valuable without decent revenue or traffic you would need to have a highly valuable domain name, content/scripts that are of high value and cannot be found elsewhere, or a very high page rank.

Without any of these you are likely to struggle.
