Buying a website - I want a smooth transfer how do i do it?

Hi guys I need some advice - Im buying a website for the first time. Its a few thousand so want to make sure I'm not missing something.

As the site is more than a few pence would I need a contract written out? If so where do I get one?
What would be the easiest way of tranferring funds between both parties? Im thinking of an escrow type of system, making an initial deposit and then transferring the rest upon completion.

Both parties have UK bank accounts.

Any help or advice appreciated!

If both people are from the UK and it's a decent amount of money why not meet face to face with each other? That way you can transfer everything then hand over the money.
